Please read these Terms & Conditions (“Terms”) carefully before using the https://www.phxhousecleaning.com/ website (the “Service”) operated by Neat N Tidy LLC and Neat N Tidy House Cleaning of Phoenix LLC (together, “Neat N Tidy,” “we,” or “our”).
By accessing or using our Service or booking cleaning services, you agree to be bound by these Terms. If you disagree with any part, you may not use the Service. These Terms apply to all visitors, users, and customers of Neat N Tidy.
Accounts
When creating an account, you must provide accurate and current information.
You are responsible for safeguarding your account credentials and for all activities under your account.
Notify us immediately of unauthorized use or breaches.
Intellectual Property
The Service and its original content, features, and functionality are the exclusive property of Neat N Tidy and its licensors.
Links to Third-Party Websites
Our Service may link to third-party sites. Neat N Tidy has no control over, and assumes no responsibility for, third-party content, policies, or practices.
Cleaning Services
Bookings online are subject to confirmation by our office.
While we strive for consistency, we do not guarantee the same cleaner every visit.
Our subcontractors are carefully vetted for professionalism and reliability before being referred to client homes.
Subcontractor Disclaimer
Neat N Tidy works with independent subcontractors to provide cleaning services. These subcontractors are not employees of Neat N Tidy.
By booking a service, you acknowledge and agree that:
- Neat N Tidy is not responsible for employment-related obligations of subcontractors (such as wages, benefits, taxes, or insurance).
- Neat N Tidy is not liable for acts outside the scope of contracted cleaning services.
- Subcontractors exercise reasonable care while performing services, but Neat N Tidy does not assume liability beyond the terms outlined in this agreement.
Service Access & Safety
Clients must provide safe, accessible, and functional conditions (electricity, water, safe entry, etc.).
Unsafe environments (hazardous conditions, weapons, extreme clutter, harassment, infestations, aggressive pets, or disconnected utilities) allow cleaners to refuse or terminate service. Full cancellation fees apply.
Cleaning Day Preparation
Please tidy surfaces (floors, counters, tables) for efficient cleaning.
If you’d like our team to handle dishes, laundry, or clutter, request in advance so additional charges can be applied.

Available for an extra charge:
- Heavy-duty cleaning
- Wet wipe/detail blinds
- Inside oven
- Inside fridge
- Interior windows
- Laundry & folding
- Dishes
- Inside cabinets
Pets
We work around pets but may refuse entry if animals pose a threat.
If a service is disrupted due to unsafe pets, cancellation fees apply.
Service Fees & Payments
A minimum service fee of $150 applies to all bookings.
Pricing is based on experience and estimated time but may be adjusted upon inspection.
By booking, you authorize Neat N Tidy to automatically charge the card on file for service fees, cancellation fees, late payments, damages caused by unsafe conditions, or additional time/services provided.
Payments are processed after service. Accepted cards: Visa, Mastercard, Discover, American Express.
Unpaid balances may be referred to collections, and clients are responsible for collection costs and attorney’s fees.
Cancellation & Lockout Policy
We know life happens, but last-minute cancellations create gaps that can’t easily be filled and affect our cleaners’ schedules. To keep things fair for everyone, we ask for as much notice as possible when canceling or rescheduling:
- More than 48 hours’ notice: No charge
- 24–48 hours’ notice: $100 cancellation fee
- Less than 24 hours’ notice: 50% of the total booking
- Same-day cancellations or no-shows: 100% of the total booking
If we cannot access your property within 30 minutes of arrival (lockout), the same-day cancellation fee applies.
This policy ensures our cleaners are compensated for their reserved time and helps us maintain reliable availability for all clients.
Arrival Window
Cleaners typically arrive within a 1-hour arrival window.
Exact arrival times cannot be guaranteed due to traffic, weather, or scheduling.
If significantly delayed, we will contact you.
Cleanliness Disputes
Neat N Tidy does not offer refunds under any circumstances.
If you are dissatisfied, you must notify us within 24 hours of service completion via phone or email.
If valid, we will schedule a re-clean of the affected areas at no additional cost.
Complaints after 24 hours will not be accepted.
Service Time Disclaimer
Service times are estimates only and based on the condition and size of the home.
If services are completed sooner than estimated, there is no discount or partial refund.
If services require more time due to actual conditions (excessive dirt, clutter, or undisclosed add-ons), additional charges will apply at Neat N Tidy’s standard hourly rate.
Damage, Breakage & Loss Policy
Cleaners exercise reasonable care when working in your home.
While rare, accidents may occur. Neat N Tidy is not liable for damage caused by normal wear, pre-existing conditions, fragile items, improper installations, or undisclosed valuables.
Fragile items (artwork, heirlooms, collectibles) should be disclosed before service so appropriate care can be taken.
Breakage or loss must be reported within 24 hours. Identical replacement will be attempted but cannot be guaranteed.
Our team encourages a cautious, respectful approach to all homes we service.
Photo & Marketing Policy
Neat N Tidy reserves the right to take before-and-after photos or videos of service areas for quality assurance, training, and dispute resolution.
Such photos may also serve as the official record of service completion in disputes.
We may also use select photos (excluding personal or identifying information) for marketing purposes.
Restrictions & Exclusions
Our cleaners do not perform:
- Lifting items over 30 lbs
- Work requiring ladders beyond 2 steps
- Outdoor cleaning (garages, patios, exterior windows, etc.)
- Cleaning of bodily fluids, pet messes, mold infestations, or post-fumigation jobs
- Carpet cleaning, duct/vent cleaning, chimney cleaning, or appliance disassembly
- Cleaning dishwashers, washing machines, dryers, or heat registers
Cleaning Supplies
We provide equipment and cleaning products.
If you request your own supplies be used, Neat N Tidy is not liable for any damage.
House Keys & Security Systems
Clients may provide keys, codes, or other entry methods. If you choose to leave doors unlocked or hide keys, Neat N Tidy is not liable for resulting damage/theft.
Keys in our possession will be returned within 48 hours of termination of service.
If alarm codes are not updated with us, resulting lockout fees apply.
Rate Increases
Rates may increase annually by up to 10%.
Rates may also adjust due to inflation, supply/labor cost increases, or changes in service scope (renovations, added occupants, increased clutter, etc.).
Recurring Service Discounts
Discounts apply starting after the first cleaning.
Skipped cleanings may increase the rate to reflect reduced frequency.
Non-Solicitation of Cleaners
Clients may not hire or solicit Neat N Tidy providers directly.
A liquidated damages fee of $5,000 will be charged for violations.
Additional Disclaimers & Protections
- Chargeback Protection: Clients agree not to dispute or reverse charges (chargebacks) without first contacting Neat N Tidy to attempt resolution. Any chargeback fees will be billed to the client.
- Overage Time: If a service requires more time than booked due to undisclosed conditions (clutter, heavy dirt, pet messes), additional time will be billed at Neat N Tidy’s standard hourly rate.
- Unsecured Property Disclaimer: Neat N Tidy is not responsible for loss of unsecured valuables including cash, jewelry, or firearms. Clients must secure valuables before service.
- Limited Warranty: Services are guaranteed for 24 hours. After that time, Neat N Tidy is not responsible for new messes, pet activity, dust settling, or other post-cleaning conditions.
- Third-Party Responsibility: Neat N Tidy is not responsible for issues caused by other vendors or contractors (e.g., painters, movers, pest control, plumbers, etc.).
- Attorney’s Fees: If a dispute proceeds to arbitration, collection, or court, the client is responsible for Neat N Tidy’s attorney’s fees and costs.
- Severability: If any part of these Terms is found invalid or unenforceable, the remaining provisions remain in effect.
- Customer Duty to Disclose: Clients must disclose hazardous conditions, fragile items, or unusual home conditions (construction zones, infestations, delicate surfaces) before service. Failure to disclose waives liability for related issues.
- Surveillance & Security Consent: Clients acknowledge cleaners may work in homes with video or audio security systems. Cleaners may refuse service if surveillance creates a hostile environment.
- Right to Refuse Service: Neat N Tidy and its cleaners reserve the right to refuse or discontinue service at any time if conditions are unsafe, unsanitary, or not as described. Applicable fees will still apply.
- No Guarantee of Stain/Damage Removal: Neat N Tidy does not guarantee complete removal of permanent stains, odors, or damage to surfaces or materials.
- Non-Disparagement: Clients agree not to post defamatory or false reviews and must allow Neat N Tidy the opportunity to resolve issues first.
- Health & Safety Hazards: Neat N Tidy does not handle hazardous waste (needles, black mold, chemicals, biohazards). If encountered, service will be refused, and full fees may still apply.
- Access & Parking Requirements: Clients must provide safe parking and building access (codes, permits). Delays or lack of access may result in additional charges or cancellation fees.
- Holiday/Emergency Rates: Neat N Tidy reserves the right to apply premium pricing for holidays, urgent cleans, or services outside normal operating hours.
- Third-Party Payment Responsibility: If a booking is made by a third party (property manager, realtor, landlord), both the account holder and the occupant are jointly responsible for payment.
- Assignment Restrictions: Clients may not transfer or assign their service agreement to another party without Neat N Tidy’s consent.
Liability & Indemnification
Limitation of Liability: Neat N Tidy’s liability is capped at the amount paid for the service in question. We are not liable for indirect, incidental, or consequential damages.
Indemnification: Clients agree to indemnify Neat N Tidy against claims, damages, or costs (including attorney’s fees) arising from client breach, unsafe conditions, or misconduct.
Force Majeure
We are not responsible for failure or delay caused by events beyond our control (natural disasters, strikes, pandemics, government orders, etc.).
Arbitration & Waiver
All disputes shall be resolved through binding arbitration in Denver County, Colorado.
Clients waive the right to class actions or jury trials.
Governing Law
These Terms are governed by the laws of the State of Colorado. Exclusive jurisdiction lies in Denver County, Colorado.
Privacy Policy
Use of the Service is also governed by our Privacy Policy (available on our website).
Changes to Terms
Neat N Tidy may modify these Terms at any time without prior notice. Continued use of our services constitutes acceptance of the updated Terms.
